Is Lake of the Pines a 55+ community?
Yes. Lake of the Pines is an age-restricted 55 and older manufactured home community located on the west side of Indianapolis, Indiana. Prospective residents must meet the community's age and residency requirements before moving into the community.
Do you rent or lease mobile homes?
No. Lake of the Pines does not rent or lease homes. Homes within the community are privately owned by residents. Homes available through Lake of the Pines are for sale only.
Do residents own their homes?
Yes. Residents own their manufactured homes and lease the home site (lot) from Lake of the Pines.
How much is the monthly lot rent?
Monthly lot rent generally ranges from approximately $480 to $520, depending on the home site. Please contact our office for the current rate for a specific property.
What is included with lot rent?
Trash service is included with your monthly lot rent. Residents are responsible for their individual utilities and other personal services.
What utilities are available?
Lake of the Pines features underground utilities. Utility providers include AES Indiana for electricity and Citizens Energy Group for water, sewer, and natural gas, where applicable.
Are the homes connected to city sewer?
Yes. Homes at Lake of the Pines are connected to the city sewer system.
What types of home sites are available?
Our community includes both single and double home sites. Availability varies, so please contact the office if you are interested in purchasing a home or placing a new manufactured home in the community.
Do you have homes for sale?
Yes. Lake of the Pines regularly has both new and pre-owned manufactured homes for sale. Inventory changes frequently, so check our available homes online or contact the office for current availability.
Can I bring my own manufactured home into the community?
Possibly. Placement of a new or existing manufactured home is subject to community approval, lot availability, the condition and age of the home, and all applicable community requirements. Please contact our office before purchasing or making arrangements to move a home into Lake of the Pines.
Do I need to be approved before purchasing a home?
Yes. Anyone planning to reside at Lake of the Pines must complete the community's application and approval process and meet all residency requirements. Purchasing a home does not automatically guarantee approval for residency.
Are pets allowed?
Yes, pets are permitted subject to Lake of the Pines' community rules and restrictions. Pets must be properly controlled, and dogs and other applicable pets must be kept on a leash when outside the home. Please contact the office regarding specific pet restrictions before purchasing a home or moving into the community.
Are there community rules?
Yes. Lake of the Pines is a restrictive 55+ community with established rules designed to help maintain the appearance, safety, and peaceful enjoyment of the neighborhood. Residents are expected to maintain their homes and lots and follow community policies regarding pets, vehicles, guests, noise, property maintenance, and other community standards.
What amenities does Lake of the Pines offer?
Residents can enjoy a peaceful, wooded community with amenities that include:

- More than 20 acres of wooded areas and nature trails

- Underground utilities
- Community clubhouse
- Regular resident activities and social events
- Spacious single and double home sites
What types of community activities are offered?
Lake of the Pines hosts a variety of activities throughout the year. Depending on the season, these may include Bingo, Euchre, Texas Hold'em Poker, community breakfasts, pitch-in dinners, holiday celebrations, golf cart parades, yard sales, and other resident events. Activities and schedules vary throughout the year.
Is Lake of the Pines close to shopping and medical facilities?
Yes. Lake of the Pines is conveniently located on the west side of Indianapolis with easy access to shopping, restaurants, churches, medical facilities, and other everyday services. We are also just minutes from I-465, Indianapolis International Airport, Brownsburg, and Avon.
Are golf carts permitted?
Golf carts are permitted subject to community rules. They may only be operated by properly licensed drivers and must be operated safely throughout the community.
What is the speed limit in the community?
The speed limit throughout Lake of the Pines is 15 MPH. Our private streets are shared by residents, visitors, pedestrians, pets, and golf carts, so we ask everyone to drive slowly and carefully.
Can family members and grandchildren visit?
Yes. Residents are welcome to have guests and family visit. Because Lake of the Pines is a 55+ community, extended stays and permanent occupancy by additional individuals may be subject to age restrictions, registration requirements, and community approval.
Can someone under 55 purchase a home?
Age and occupancy requirements can vary depending on the circumstances. Anyone considering purchasing or occupying a home should contact the Lake of the Pines office before making a purchase to confirm eligibility.
Can I rent out my home after I purchase it?
No. Lake of the Pines is an owner-occupied community and does not permit homes to be used as rental properties.
